Innovative housing development to hit Kirksville

Kikrsville might be landlocked, but its distance from the beach hasn't deterred a St.-Louis-based company from bringing what it calls "resort-style" living to the city.
PKS Development, a subsidiary of MLP investments, is planning to begin construction on The Cove, a new luxury housing complex that will be located on Halliburton Street. Upon completion, it will have 60 units, each with four bedrooms and several amenities not offered anywhere else in Kirksville.
Eric Kaemmerer, president of PKS Development, said that after the initial planning of the project, the company sent out a Harvard-based survey to Truman students to see what the students wanted in an apartment. It was important to PKS to let the students of Kirksville decide what went into the final design of The Cove, he said.
"Almost 400 Truman students filled out our survey," Kaemmerer said. "[The survey] was really the key to the whole development. We really took what they wanted into consideration, and I think that will reflect in the finished project."
Kaemmerer said he thinks The Cove at Kirksville's amenities will be beneficial. Each four-person, cottage-style home will be fully furnished, have hardwood floors, state-of-the-art appliances and finished counters and cabinets. There also will be a swimming pool, hot tub, study lounge, fitness center and game room complete with video games, a big screen TV and a pool table. All facilities will be open 24 hours a day.
"We are also planning to have individual leases for each of the bedrooms," Kaemmerer said. "I know there is always that one guy who never wants to pay for anything, and this should eliminate that problem. This way you only have to pay your share, and everyone can worry about themselves."
Another student- and parent-friendly feature The Cove will offer is the option to pay rent online, Kaemmerer said. Parents and students will have the option of paying from their account with automatic bill pay.
